Phil Elephants in the room are not supposed to be talked about, don’t you know that?
My take is that in a land with plenty of unused building blocks it is not necessary or desirable to fill in bays that are conservation zones to build houses. It is not like we are running out of land in Tasmania.
Unless the grand plan is to sell the blocks to mates and then pay them great fat subsidies when the sea begins to seep up through the floor boards.
